NorthShore 770 Property Manager
Morningside Group is a premier multifamily housing developer, owner, and manager of luxury apartment communities throughout Chicagoland and the Midwest. We seek an experienced highly-motivated Property Manager at our new construction lease-up development NorthShore 770, located in Northbrook, Illinois. This amazing new property is comprised of 347 brand-new condo quality apartments featuring some of the most sophisticated amenities in the Chicagoland suburbs. Pre-leasing efforts will begin in August of 2015, and the position is available for an immediate start.
This opportunity requires an experienced manager with a strong leasing background, and strong communication and organizational skills. The ideal candidate has an upbeat enthusiastic personality, is a team player, takes initiative, and is willing to work flexible hours as necessary to get the job done. The responsibilities of the Property Manager include, but are not limited to:
- Manage daily operations of the community including leasing, marketing, and maintenance activity
- Meet and exceed lease-up goals
- Leasing apartments including fielding phone and internet leads, scheduling appointments, conducting prospect tours, application processing and lease execution, which is a large part of the position during pre-leasing efforts
- Maintain daily traffic logs, phone logs, prospect database, and perform diligent follow-up with all leads
- Create and maintain internet advertisements
- Develop and maintain community out-reach marketing programs
- Plan and host resident events
- Responsible for general office and administrative duties
- Ensure rents are collected and posted in a timely manner, manage RUBS entry/collection, and delinquency follow-up
- Ensure resident files are complete, and all documents are executed properly
- Tenant screening
- Physically walk and inspect the property on a regular basis
- Create and enforce community policy and resolve resident concerns
- Supervise productivity of all staff and provide ongoing training and feedback
- Process maintenance requests, coordinate maintenance efforts, and follow up to ensure timely completion
- Respond to building emergencies, coordinate contractors and maintenance staff for repairs
- Manage turnover activity including move-in/out inspections, coordination of rent ready turnover activity, maintenance efforts, and final approval for rent ready status
- Obtain bids from contractors and vendors, provide recommendations, and work within the designated budget
- Contracting vendors
- Place material orders for property operations
- Budgeting and financial performance
- Provide excellent customer service to all residents and prospects
- Maintain compliance with fair housing law
- Responsible for all general operations of the property
- Provide excellent customer service to all residents and prospects
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other pertinent laws
- All other tasks as required by your supervisor
Requirements:
- Management experience at a class A lease-up required
- Demonstrated verbal and written communication skills
- Proficiency in Yardi Voyager 7S, Microsoft Word, Excel, Outlook
- Must be willing to work weekends during lease-up
