Fort Sheridan Place Property Manager

Morningside Group is a premier multifamily housing developer, owner, and manager of luxury apartment communities throughout Chicagoland and the Midwest. We seek a self-motivated Property Manager with experience in multifamily rentals at Fort Sheridan Place Luxury Rentals, located just north of downtown Highwood/Highland Park. This rental community is comprised of 252 renovated apartment homes housed in three midrise buildings on an eight acre site.

This opportunity requires prior property management and leasing experience, and strong communication and organizational skills. The ideal candidate has an upbeat enthusiastic personality, is a team player, takes initiative, and is willing to work flexible hours as necessary to get the job done. The responsibilities of the Property Manager include, but are not limited to:

  • Manage the daily operations of the property including but not limited to leasing, marketing, maintenance, and office administration
  • Meet leasing, renewal, and occupancy objectives of the property
  • Actively lease apartments in conjunction with leasing staff as needed
  • Manage and maintain prospect traffic logs, prospect database, and ensure diligent follow-up for all leads
  • Develop and manage community out-reach marketing programs
  • Conduct regular market surveys, and maintain thorough knowledge of area and market competition
  • Plan and host regular resident events
  • Manage scheduling and coordination of move-ins and move-outs
  • Ensure timely collection of receivables, delinquency follow-up, collections, and handle necessary evictions
  • Process resident screening for applicants
  • Conduct frequent property inspections
  • Create and enforce community rules, and resolve escalated resident concerns
  • Supervise productivity of staff and provide ongoing training and feedback
  • Manage service requests, coordinate maintenance efforts, and follow up ensuring timely completion
  • Respond to building emergencies, coordinate contractors and maintenance staff for repairs
  • Manage turnover activity including move-in/out inspections, coordination of rent ready turnover activity, maintenance efforts, and final approval for rent ready status
  • Obtain bids from contractors and vendors, provide recommendations, and work within the designated budget
  • Place material orders for property operations working within designated budget,
  • Budgeting, budget variance reporting, ledger review, regular financial reporting, and financial performance of the property
  • Provide excellent customer service to all residents and prospects
  • Conduct all business in accordance with company policy and procedure, The Federal Fair Housing Act, and all other laws pertaining to apartments
  • All other activities as required by your supervisor

Requirements:

  • Three plus years of prior multifamily property management or assistant property management experience. Former leasing experience preferred as well
  • Demonstrated verbal and written communication skills
  • Proficiency in Microsoft Word, Excel, and Outlook
  • Early May 2016 employment start
