Maintenance Supervisor

We seek an enthusiastic, self motivated Maintenance Supervisor to manage and perform all aspects of maintenance work at Fort Sheridan Place, Morningside’s luxury apartment community in downtown Highwood. This opportunity requires an individual who is experienced in all aspects multifamily building maintenance and the supervision of others. The position also requires strong communication, customer service, and organizational skills. The ideal candidate works well with minimal supervision, is a team player, takes initiative, and is willing to work flexible hours as necessary to get the job done.


The responsibilities of the Maintenance Supervisor include, but are not limited to:

  • Demonstrate the ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, and other community systems
  • Demonstrate general skills in basic carpentry, drywall repair, painting, and quality of workmanship
  • Respond to resident maintenance requests/work orders and ensure timely completion
  • Serve as on-call emergency contact for after hours building emergencies
  • Establish, assign, and maintain routine/preventative maintenance programs and cleaning, painting, and turnover checklists/schedules
  • Schedule and oversee work of vendors, contractors, and employees
  • Coordinate with venders and contractors to obtain bids and proposals for maintenance repairs, replacements, and unit turnover work
  • Coordinate and perform work necessary to restore vacant apartments to move in ready condition when tenants vacate including but not limited to cleaning, painting, rekeying locks, and repairs as necessary
  • Ensure common areas and grounds are clean and well maintained daily
  • Conduct move-in and move-out inspections as directed by the property manager
  • Have knowledge of fair housing law, disability accommodations, and  OSHA guidelines and comply within
  • Shovel snow and salt from walkways when necessary which may include nights and weekends
  • Supervise and direct other maintenance team members
  • Supervise and direct janitorial team members. Monitor daily cleaning of the community room, leasing office, fitness center, bathrooms, trash chute rooms, elevator cabs, garage, lobbies, stairwells, courtyard, pool area, and all other building common areas.
  • Order maintenance supplies as necessary with the approval of the Property Manager and maintain an inventory log of supplies
  • Operate within established budget
  • Provide superior customer service to all residents and prospects
  • Assist the property manager in coordinating move-ins upon initial construction completion and first occupancy. Oversee move-ins which requires flexible hours.
  • Perform janitorial work as needed
  • All other duties as required by your supervisor



  • 3-5 years multifamily maintenance experience
  • HVAC certification type II or universal
  • CFC Universal Certification preferred
  • Proficient in Microsoft Outlook, Excel, and Word
  • Ability lift up to 75lbs
  • Demonstrated verbal, written, and organizational skills
  • Bilingual a plus, but not required
  • Must be willing to work flexible hours including nights and weekends when necessary
  • Must live within a15-20 minute drive from property to ensure timely emergency call response
