Arbor Court | Arbor Court Offers Special Finance Incentives

OAK LAWN, IL –  Three special finance incentive packages have been made available at Arbor Court, the new five-story, 84-unit condominium development located at the intersection of 96th Street and 51st Avenue in Oak Lawn. Arbor Court is a joint venture of Chicago-based builder and developer Morningside Group and Oakbrook Terrace, Ill.-based Mid-America Development Partners.

Interested buyers at Arbor Court can choose from one of the following: a special financing rate of 3.875 percent; six months of no payments; or $10,000 off the purchase price (full terms are available online atwww.MorningsideUSA.com or at the Arbor Court Info Center).

Buyers need to hurry though, as only eight homes remain. These are all two-bedroom, two-bath homes (one with a study) and are priced from $265,900 to $315,900.

“The American Dream of home ownership is closer to reality for Arbor Court buyers,” says David Strosberg, Morningside’s president and CEO. “This is a wonderful opportunity for first time homeowners, or empty nesters looking forward to a maintenance-free lifestyle.”

All promotions require the purchaser to provide a minimum down payment of five percent of the unit purchase price and obtain financing through Chase Home Mortgage. For more information contact Jim Jefferson at Chase Home Mortgage at (847) 542-4273.

Ease of Transition

Chicago Fireman Jim Sutera was very pleased as his mother purchased her first condo at Arbor Court.

“Mom owns a six-flat in Bridgeport, didn’t want to deal with the hassle of ownership anymore, and was looking to buy a place where she didn’t have to worry about maintenance,” Sutera explains. “My brother’s office is just down the street on 95th Street, so we’re familiar with the area. We looked at other developments in the area, but she liked Arbor Court the best.”

In addition to being a Chicago fireman, Sutera is a handyman, and his experienced eye liked the high construction standards he saw at Arbor Court.

“The general work on the units was excellent, and the paint job was very nice. The garage was spotless, which is a big plus. The granite work is very well done, and there’s more storage racks than you get in comparable units downtown.”
Sutera and his mom also appreciated the U-shaped layout, the landscaped courtyard and the complex’s common areas. “The garden is really nice, as are the decorations in the common areas. So many condo developments skimp on the common areas, it’s like living in a hospital. Not here.”

In addition to all the construction standards and the building’s layout, Sutera took note of how nice the Arbor Court sales staff was to his mother. “She’s lived in Bridgeport for 50 years and was buying her first condo. She was a nervous wreck. But the people in the sales office were just great and made her feel relaxed about the process. She’ll be moving into her new place at the end of August.”

Standard features at Arbor Court include 9-foot ceilings in all living spaces, per plan; kitchens with furniture-quality cabinetry in a variety of styles and finishes; baths with furniture-quality vanities in a choice of styles and finishes, and cultured-marble vanity tops in a variety of colors; in-unit laundry facilities and individually controlled, gas forced-air heating and electric central air conditioning. All homes at Arbor Court are pre-wired for cable TV and high-speed Internet connections. Large, individual storage lockers are located on each floor of the building for added convenience. A heated, indoor parking space is included with each home.

Arbor Court’s exterior features a brick-and-stone façade, and a Spanish style, red-tile roof. A stylish lobby with a cable-TV-monitored intercom to screen visitors and a resident-exclusive fitness center are on the main floor.

The building is located on a quiet residential street, and yet is a short walk to the popular stores and restaurants along downtown Oak Lawn’s main thoroughfare of 95th Street—including Freshline Grocery, Starbucks Coffee, Potbelly Sandwich Works, Cold Stone Creamery, Hollywood Video and more. The Oak Lawn Public Library and the Oak Lawn Senior Center also are nearby, as are Chicago Ridge Mall and Stoney Creek Golf Course. A newly-constructed Oak Lawn Metra train station is also a short walk from Arbor Court, with easy access to downtown Chicago.

“Part of the reason for Arbor Court’s popularity is that the building is bringing a new lifestyle experience to the suburb of Oak Lawn,” said Strosberg. “People seem to appreciate that they can enjoy an urban lifestyle without leaving their town.”

A 30-year real estate veteran, Mr. Strosberg founded Morningside Group in 1993. In addition to its Arbor Court development, the company is also marketing new-construction condominiums at its Prairie Town Center property a few blocks away, near the intersection of 95th Street and Cook Avenue.

The Arbor Court model is open Monday, Wednesday, Thursday, Friday and Saturday, from 10:00 a.m. to 5:00 p.m.; and Sunday from 12:00 p.m. to 5:00 p.m. Closed Tuesdays. For a tour and more information, please visit the Arbor Court Info Center at 5239 W. 95th Street or call (708) 857-2900.
