Morningside Group Receives Approval for North District in Downtown Elmhurst

ELMHURST, IL –  Over the past 14 months, two developers – Chicago-based Morningside Group and LaGrange-based Gammonley Group – have competed for the opportunity to develop the highly desired Hahn Street RFP site in downtown Elmhurst. In December 2007, the City Council of Elmhurst elected to move forward with Morningside Group to negotiate a redevelopment agreement. Morningside’s project will be called North District, a four-story, mixed-use development that promises to be one of the most significant in Elmhurst history.

Acting as a northern gateway to downtown Elmhurst, North District will consist of 82 condominiums, seven townhomes and 20,000 square feet of storefront space. Resident amenities will include a fitness center, individual storage lockers and indoor, heated parking.

While the final address is yet to be determined, North District, befitting its name, will be located in the north section of downtown Elmhurst between York and Hahn streets and North and Addison avenues. The development will have retail shops on the first floor fronting York Street below the condominiums. The seven townhomes will face Addison Avenue.

The block-long development features three distinct architectural styles that will complement the surrounding buildings, giving the impression of being a strong, established neighbor.

“This project will only add to the re-vitalization that is occurring in downtown Elmhurst,” says Melissa Pittman, Morningside project manager and Elmhurst native.

“North District will help re-shape the face of its downtown for years to come. It boasts a fabulous location, offering easy access to all the wonderful amenities that Elmhurst offers. We’re very excited about North District and are eager to get started.”

Downtown Elmhurst, also known as Elmhurst City Centre, offers all the cultural and social amenities of a big city, including: The Elmhurst Art Museum, The Elmhurst Historical Museum, The Elmhurst Public Library and The Lizzardo Museum of Lapidary Art. The nine-screen York Theatre offers first-run movies, while the Elmhurst Symphony holds performances at nearby Elmhurst College.

In addition, there is a large variety of casual and fine dining establishments to satisfy every palette. Elmhurst also offers a wide variety of stores including: apparel, cosmetics, drug, grocery, hardware, home improvement, home furnishings/appliances, electronics, jewelry, shoe, sporting goods, toy and an assortment of specialty stores.

Also within walking distance of North District is the Metra train station, which offers fast and convenient rail service to downtown Chicago.

The City of Elmhurst and Morningside Group have a long history of working together, including the five-story, 56-unit Museum Square, and the two-phase Crescent Court (66 condos in the first phase and 56 in the second).
